This year our Corporate Office holiday party took a unique twist in keeping with the fact that the past two years have been like no others. With Covid in full swing, our annual full team event including Property associates along with Corporate Office associates needed to once again be postponed until we get past this pandemic. So, our properties all ordered food in and celebrated as small groups as did our Corporate Office. But thanks to an idea that crept into Joy Anzalone's head, a surprise visitor joined the Corporate Office celebration. A most important program at University Hospital is Pet Pals, which are therapy dogs that visit sick children and adults in need of cheering up. For years, people volunteer their time and their therapy dog to do this. However Rob Risman and his family enhanced the program so much by making sure UH had their own Facility Dogs and team to run the program in honor of his mom. Pets are the best medicine ever! A new Facility Dog named Pace, who goes to work every day with her nurse/handler Mike, along with Diane who is the Canine Assisted Intervention Specialist, were invited to spend the day with our office to give a special kind of love to an amazing team of people. The Burton Carol Swag is found in each person that represents our company so no better way to appreciate them than to give them special loving that Pace was able to provide. Also invited was Melena who is also a Pet Pal Facility Dog, but she could not make it as her handler tested positive for Covid, but Pace did a great job carrying the show. The 2021 Corporate Office Holiday celebration will be remembered for many years to come!

It was an absolutely spooktacular Halloween at Burton Carol Management this year. The corporate office in Cleveland was decked out with candy and everyone came dressed up for some scary fun! The BCM associates on the properties in Ohio, Michigan and Florida went all out with awesome decorations and costumes galore. Great fun was had by all. Burton Carol Management's corporate office in Warrensville Heights, Ohio as well associates on all 17 Northeast Ohio apartment communities beat the summer heat with a very welcome treat from Dairy Queen. Everyone loved the ice cream, and it tasted all the better knowing that a part of the proceeds helped to benefit University Hospitals Rainbow Babies and Children's Hospital. Below is a photo of our very own Kailin Vedda delivering Dairy Queen Blizzard's at the corporate office in her version of the "Good Humor" cart which of course included happy music in the background.

Each summer, Burton Carol Management’s communities compete amongst each other in a curb appeal competition. A panel of judges visits all seventeen communities scoring each individually on the overall aesthetic of their grounds to include flowers, flags, signage, etc., while looking for cleanliness, creativity and anything eye-catching. As all our teams put so much pride into our communities, it always comes down to a tenth of a percent difference between final scores.

Typically, once scores are tallied, the company gathers for an award ceremony and the winners of 1st, 2nd and 3rd place in both Garden Style and High-Rise Style categories are announced, and trophies are given.

Last year, due to the pandemic, it was impossible for such an award ceremony to occur. Instead, the winners were announced and celebrated virtually, and trophies will be delivered to their communities. As anything positive was so needed in 2020, a Fall Curb Appeal competition was added. Due to Covid-19, it had been well over a year since Burton Carol Management's associates had been able to gather together for a fun and educational event. That all changed for the BCM Ohio Division when over 100 team members were treated to a keynote address on resilience by national multi-housing speaker Toni Blake at the Acacia Metro Parks Clubhouse in Beachwood, Ohio. Toni's only stop in Cleveland on her nationwide "AmaZing Bus Tour" was this special event for our BCM associates. Following a wonderful lunch catered by Dino's, Toni delivered a two-hour leasing seminar for the BCM leasing specialists and property managers. It was truly an exceptional event for all of our amazing associates that have sacrificed so much over the last very difficult and challenging year. Our very own Amy Kenerup is a Corporate Accounting Guru by day, a part time rock singer by night, and a compassionate and charitable cat mom to Olivia, Agent and Nebula. Not only does she love her own four-legged family - but on Memorial Day Weekend she dressed up in her .... well.... her pajamas.... and spent the night sleeping in a kennel next to a furry friend at Rescue Village, Geauga County’s animal rescue shelter. The event called "Spring Fling Slumber Party” raised money for this amazing shelter. Not only did Amy exceed her goal of $1,000 but the entire event raised more than $12,000 for Rescue Village during what has been a difficult time for charities this past year. We are so proud of you Amy!

Burton Carol CEO Rob Risman, as a member of the Kent State University Foundation Board and Chair of the Foundation's Hotel Sub-Committee, was quoted on the announcement of the hiring of Olympia Companies to manage the Kent State University Hotel and Conference Center. What started out as a companywide raffle for the 12 days of Christmas, was so popular that it was extended to the 18 days of Christmas (see below). In what was a very challenging and difficult year for so many, this fun for all way of celebrating the holidays brought some much-needed cheer going into 2021. Leasing Specialist Nate Bevington at Crossings Village jumped for joy and was on cloud nine after his lucky ticket was chosen. Our very own Kailin Vedda did a wonderful collage of all our winners below. Congratulations and a Happy New to all.

This year's Burton Carol corporate holiday party looked very different from past years due to COVID-19. That, however, did not stop the BCM corporate team from celebrating a year of tremendous challenges and accomplishments. Donned in ugly sweaters and ugly masks and keeping socially distant, everyone enjoyed their own special lunch from Cooper's Hawk restaurant and a piece of a Hough bakery cake marking 11 years of BCM strong and growing.

The Northern Ohio Apartment Association's (NOAA) October 2020 cover story is all about that organization's group purchasing program and the tremendous benefit it provides to its members. Since Burton Carol Management, LLC and its predecessor company, Consolidated Management, Inc. have been NOAA members for over 40 years, it is no surprise that they reached out to past NOAA President Joy Anzalone to get her thoughts on the group purchasing program. Burton Carol Management, LLC sponsored a hole at this year's Rainbow Babies & Children's Foundation 37th Annual Rainbow Golf Classic held at The Country Club in Pepper Pike, Ohio. The event raised over $220,000 for the children of UH Rainbow Babies & Children hospital.

Once again Burton Carol Management has qualified for the Bellwether Enterprise's Borrower Loyalty Program called "BEST". BEST stands for Be Excellent, Share Today and is the philosophy behind Bellwether's borrower loyalty program. Based on the number of loans Burton Carol had serviced in 2019 by Bellwether, Bellwether has made a charitable contribution in the name of Burton Carol to University Hospitals COVID-19 Community Response Fund. Burton Carol is proud to be a recipient of Bellwether's very generous borrower loyalty program that made this critically important gift possible.

Rob Risman accepted the 2019 Retail Improvement Award from the Stow-Munroe Falls Chamber of Commerce at that organization’s Annual Meeting and Luncheon. The award was given in recognition of the redevelopment of the Stow-Kent Shopping Center and its impact on the economic development in the City of Stow. Mr. Risman, a partner in the shopping center since 1988, accepted a plaque and Certificate of Congressional Recognition and Achievement on behalf of Stow-Kent Associates. Burton Carol Management, LLC was the lead sponsor for the University Hospitals Cleveland Medical Center Pet Pals Healing Paws event held at the Great Lakes Science Center in Cleveland, Ohio. The event was to support the purchase and training for a new full-time facility dog at University Hospitals. A facility dog would be a full time member of the UH staff that is specially trained to allow for the comfort of patients going through clinical procedures such as chemotherapy.

Burton Carol made the decision after polling its associates to hold its own 2019 Property Appeal Contest instead of participating in the annual Northeast Ohio Apartment Association Key Awards. The judging of the 17 Ohio properties was split into two days. Included in the judging this year were of course the Ohio Regional team (Keith, Sandy, Sue, Kim, Carey, Melissa, and Tony), members of the Cleveland Corporate office (Rob, Joy, Amy, Aja, Melissa M., Karen T. and Kailin), Joe Kincaid and Kristen Szymoniak from the Michigan Office, Brenda Georgievski and newlywed Jennifer Walker from the Florida office and special friends and business associates Mike Linn (Powers, Friedman and Linn, PLL) and Taylor Hawkins (Bellwether Enterprise). The awards banquet was held on the Goodtime III where approximately 100 BCM associates enjoyed a wonderful dinner cruise and an amazing sunset along the shores of Lake Erie. Every property and BCM associate was a winner as it was truly an idyllic evening that had to be experienced to be believed. It will be very hard to top this next year. Char Weitzel along with her husband Bill started their journey with Consolidated Management, Inc. back in 1981 in Lorain, Ohio. The Rooftop party room at Marine Towers West in Lakewood, Ohio was the site of a retirement celebration for Char after 38 incredible years of service. Char was joined by family, friends, residents, co-workers and even the Pastor of her church in Elyria, Ohio. Everyone came out to congratulate Char and wish her well on the next chapter of an amazing life.

Our entire Ohio Division including our Corporate Office enjoyed the merriment of the season at Scene 75 in Brunswick with an entire day of food, fun and extreme frolic. The saying that a “company that plays together- stays together” could not be truer. This party marked the 9th holiday celebration of Burton Carol Management. To say that a great time was had by all is an understatement. Truly a memorable day.

The Key Awards recognizes property owners, managers and staff of those communities that achieve the highest standards of property management excellence and professionalism. Westlake's annual "Westlake in Bloom" contest had multiple apartment and condominium entries and they award a 1st, 2nd and 3rd place winner with all others being an honorable mention.  We are immensely proud that our newest Burton Carol Management apartment community, Remington Apartments, took top honors of winning First Place in a category loaded with excellence.  This is especially amazing since it has only been part of our company since December 1st, 2016 but in that time our excellent Sandy Olczak, Regional Manager and our most amazing Tammie Valentine, Property Manager took this property to all new heights. With 283 luxury apartment homes, a spectacular newly decorated Clubhouse, state of the art fitness center, resort style pool with waterfall, racquetball court and coming soon cycling room, dog park, putting green and above all a dedicated and caring team of hard working associates take this property to an all new level.  We are so proud of this community…. as is the City of Westlake who has clearly spoken by honoring us with our First Place Award.   Great job to the team at Remington Apartments as it is they that earned this honor!

Spring is in the air, which can only mean that judging for the NOAA annual Key Awards is right around the corner. Burton Carol Management's team boarded the Scarlet Tour bus early in the morning from Marine Towers West Apartments in Lakewood, Ohio and did not stop until they visited all 17 Northeast Ohio apartment communities. This Key Awards Countdown day included the participants judging of every property. It was clear to all that the BCM properties are "A Cut Above All the Rest". This slogan is what is included on the IKEA BCM colored kitchen counter cutting boards that are now being given to new residents as a Welcome Home gift.

Thirty-one years ago Marty Moran started his career at the Southfield, Michigan office of Consolidated Management, Inc. Rob Risman, Joy Anzalone, Tony Anzalone, Joe Kincaid and the entire Michigan Division of Burton Carol Management celebrated and congratulated Marty on a truly incredible career. The Ichiban Steakhouse in Westland, Michigan was the site of Marty's farewell luncheon where he was honored with several gifts including a Detroit made Shinola watch, custom crystal plaque and a memory book from all of his BCM associates. The Northern Ohio Apartment Association (NOAA) greatly benefited by its association with the National Apartment Association (NAA) by conducting its first ever Certified Apartment Managers (CAM) designation course. It was five full day sessions with guest instructors. Joy Anzalone was asked to be the teacher for the final session with a half-day course on the Resident Experience. She walked away being both honored and stimulated to be a part of this amazing group of eager to learn candidates for their CAM designation.

At long last, the transformation of the Chatham Hills Apartments Club House is complete. Below is an exterior photo of the front elevation before and after. This incredible 384 unit apartment complex, located in Farmington, Michigan, now has amenities galore with an all new leasing center, fitness center with attached children's play area, club house with full gourmet kitchen, multiple seating areas with high speed Wi-Fi internet access, televisions, and fire place, business center, outdoor swimming pool and men’s and women’s locker areas. It was another very special evening for Burton Carol Management at this year’s Northeast Ohio Apartment Association's annual Key Awards Gala. Burton Carol properties took home 4 Platinum Key Awards, 2 Gold Key Awards and 11 Silver Key Awards. In addition, Burton Carol had 6 properties in the 100% Club!

Spring of 2017 unleashed a mighty contest for all of the Ohio properties to increase rentals and renewals. The properties were broken into three groups based on size of properties and it all culminated with a Leasing Seminar at Windows on the River where national speaker superstar Toni Blake was our MC and headline speaker. Prizes were given for most leases by individuals and properties along with a renewal contest. The winners (one per group) of the renewal contest earned a lunch as a winning team at Wasabi. We all waited until the rush of summer was over and then enjoyed a nice sunny fall afternoon together. Click here to see photos.

Fir Hill said welcome to the future of package delivery with the installation of the all-new "UPS Access Point". With more of our residents buying things on line and having them shipped to their apartment home via UPS, it seemed like only a natural for something like this to find its way to the property. A resident expecting a package receives an e-mail from UPS with a bar code. The recipient takes their smart phone to the machine, places the bar code where indicated and "poof"...the door to the locker where their package was delivered opens. How is that for convenience! This year's semiannual bus tour of the Ohio properties was extra special in that it included some very special guests. In addition to the regulars: The Regional Property Managers (Sandy, Sue, Becki and Kim), Joy Anzalone, John Petryshin, Tony Anzalone and Rob Risman this tour included the following special guests: Michigan VP. Joe Kincaid; HVAC roving techs Dan Winne and Steve Spehar; and very special guest Jacqui Baughman from the Northeast Ohio Apartment Association. The tour started early in the morning at Crossings Village in Westlake and did not stop until all 17 Ohio properties were visited. It was a great and educational day had by all. The properties looked wonderful and "consistency" was the word of the day. As just one example of the special touches and creativity that we saw on the properties; check out the "Pot People" brought to life on the grounds of Windsor Place Apartments in Mentor on the Lake by clicking here. It was a great day to prepare for the upcoming NOAA Key Awards. The Burton Carol Properties are always primed and ready for success.

The staff at Arbor Court Apartments in Mayfield Heights, Ohio along with the Mayfield Heights Police Department, conducted a Neighborhood Watch Meeting for the residents. The meeting was held in the Clubhouse from 6:00 pm - 7:00 pm with a period of time for questions and answers. Approximately 50-60 residents were in attendance (click HERE for pictures of the meeting). Officer Woods from the Police Department gave a presentation titled: See It! Hear It! Report It!; where ideas were offered as to how to stay safe on the property and in surrounding shopping plazas located throughout Mayfield Heights. The residents in attendance were very thankful for the opportunity to hear what Officer Woods had to say and everyone agreed that in today's world, we all need to stay vigilant and aware of our surroundings. Great job Arbor Court!

Burton Carol Management's COO, Joy Anzalone, was the keynote speaker at the Cleveland, Ohio office of the DFAS for 2017 Women's History Month "Honoring Trailblazing Women in Labor and Business". What you ask is the DFAS? It stands for Defense Finance and Accounting Service and it is only the federal organization created by the Department of Defense to pay all Department of Defense military and civilian personnel, retirees and annuitants as well as major Department of Defense contractors and vendors. Burton Carol Management for the second consecutive year qualified for the Bellwether Enterprises BEST program. BEST stands for Be Excellent, Share Today and it is a wonderful program sponsored by Bellwether where it donates $50 per $1 million in loans serviced by Bellwether for its best borrowers. 50% of the donation goes to Bellwether's parent company, Enterprise Community Partners, Inc., a 501 (C)(3) charitable organization that advocates for and creates affordable housing in thriving communities. The other 50% donation was made at the request of Burton Carol to the Greater Cleveland Chapter of the Alzheimer's Association. With 17 mortgage loans serviced by Bellwether, Burton Carol was able to contribute over $8,000 to these two wonderful and deserving charities. Saying good bye to someone special is never easy so we decided at our "sort of Retirement Party" for Mary Mathews, was that this was not good bye but see you later. When Burton Carol Management created a tag line that says "Solid Foundations Solid People" it easily could have had Mary in mind. With over 35 years of Extreme Excellence and Dedication, Mary decided that it was time to retire from work though listening to her schedule of things she will be doing, it is clear that she will remain quite beyond busy. There is no doubt that everything Mary took on for this company in the past 35 years, she not only mastered, but excelled at, beyond anyone's wildest dreams. She will be sorely missed both as a person and the job she did. She will however over the course of the next year, spend some time with her protégée Tammy Sari, when year one of critical insurance items arise so we plan on seeing Mary over the next year for sure. If you look back at the news entry for June 14, 2016, you will see that a fall day was to be the turn of the eight on site property managers that missed out on the Summer bus tour that visited all 16 Burton Carol managed properties . Today was that day! The eager crew of onsite property managers, regional property managers, Joy, Rob, John and Tony were joined this time by some of our best onsite maintenance techs. Everyone met early in the morning at Crossings Village where a continental breakfast was served before loading on to the new Scarlet Tours bus. The theme for the day was all about Halloween and Trick or Treat, but the real treat was having the opportunity to visit all 16 Northeast Ohio properties in a single day and gain the perspective of so many invaluable Burton Carol associates; most of whom have never seen other properties managed by Burton Carol other than their home site. It was a beautiful fall sunny and crisp day that was enjoyed by all. Click HERE to see some photos from the day. Charlie Packard is a Burton Carol Management employee at Victoria Plaza Apartments. Charlie proudly serves in the Army National Guard as an Emergency Care Non-Commissioned Officer/Senior Combat Medic. Due to Charlie's pride in Burton Carol Management and the support his Supervisors show, he nominated the COO, Regional Property Manager, and Property Manager for the Patriot Award. The Patriot Award is an award issued to employers that continually recognize and support our country's service members and their families in peace, in crisis, and in war. Retired Lieutenant Colonel Chaker of the ESGR (Employer Support of the Guard and Reserve) came to the property and presented the awards. The ESGR is an organization that promotes the cohesion between supervisor and reserve component service members. They also educate and raise awareness to new laws and issues of members service. ----- The Patriot Award allowed the recipients to participate in an exciting event called the Bosslift. During the event a Burton Carol Management supervisor, Melissa Berlingeri, was selected to fly in a C135 Aircraft Tanker while it refueled several F16 Fighter Jets. The Bosslift was a way for the ESGR to show their appreciation to the employees of Burton Carol Management and their support of our service member employees. ----- What an honor and amazing, unforgettable experience! Talk about a change of scenery. It was the Burton Carol Ohio Corporate office's turn to take to the road to visit all 16 Northeast Ohio properties. The Scarlet Tours bus left the corporate office early in the morning and did not return until the end of the business day. This was the first opportunity that many of the main office personnel have had to visit the properties that they have worked on for so many years. Everyone had a score sheet and rated the properties in various categories. It was a wonderful way to get a new perspective and a fresh set of eyes on each of the properties. A yellow ribbon was hidden somewhere on the exterior of each property, and the first person to find it was given, of all things, a toy stuffed goose!. Why a goose?... well everyone found out during lunch at Crossings Village in Westlake when Joy Anzalone introduced "What We Can Learn From Geese" with a hand out and a short video (see the News entry from May 24, 2016). The day was all about teamwork and inclusion, where our corporate office associates got to see firsthand the great work that is being done every day on our beautiful properties. Royalton Greens Apartments in Strongsville, Ohio held a grand opening for its all new Bark Park. The grand event was covered by the Strongsville Post and appeared in the Saturday, July 9, 2016 edition of the paper. The ribbon to the Bark Park was cut by Strongsville Police Officer Bryan Kadlac and his canine partner, Chase. Chase made quick work of the agility course much to the pleasure of the many residents and their four legged friends that came out for the festivities. The fine folks at Pet People gave out treats and favors to the attendees and hot dogs and lemonade were available with donations being matched by Burton Carol with proceeds going to Rescue Village at the Geauga Humane Society. The Ohio Apartment Division enjoyed a special day visiting all 16 Ohio properties on a bus chartered from Scarlet Transportation & Adventure Tours. This adventure started out at Crossings Village Apartments where everyone was handed a brown bag continental breakfast. The "curb appeal" marathon extravaganza not only included all of the Regional Property Managers, Joy Anzalone, Rob Risman, John Petryshin and Tony Anzalone, but also the on-site property managers for 8 of the 16 properties. This gave an all new perspective on things from our manager's that don't often get to see other Burton Carol Management properties. It was a beautiful day and one that none of us will soon forget. The properties all looked wonderful and everyone judged each property's curb appeal and ranked them in various categories on a scale from 1 to 5. What can we learn from geese? It turns out that you can learn plenty of valuable lessons from from our feathery friends that fly South for the Winter. The Ohio Apartment Division kicked off the Summer with an all staff meeting at the Royalton Greens Party Room to reflect on the past Winter and to look forward to another award winning curb appeal season. As you can see from the attached handout, Geese teach us all great lessons about team work and how Together Everyone Accomplishes More! Every property was given a toy stuffed goose to keep in their rental office to remind the staff every day that they are a team and they can accomplish so much more working together and encouraging one another. Finally our good friends from Sauced Wood Fired Pizza made everyone individual made to order pizzas which was a perfect way to end a perfect day. A Yak-Trak is the newest amenity at Snell Isle Apartments in St. Petersburg, Florida. Residents of Snell that own a Kayak can not only rent a space on one of the property's convenient Kayak storage racks but now also use the Yak-Trak to easily launch their Kayak into the water and retrieve it back on land when finished. David King, Burton Carol Management's General Counsel, suddenly passed away on April 11, 2016. David was much more than an attorney at Burton Carol. He played a vital role in all facets of the company operations and served as a key advisor to the executive team at the company. David worked with Burton Carol and before that Consolidated Management Inc. for the better part of 30 years. It is impossible to replace his experience, knowledge, and presence at the company. David will be sorely missed by all of his friends and associates at Burton Carol. He was not only a consummate professional and a brilliant real estate attorney, but a trusted and caring friend to all that he worked with. Our deepest condolences to his most loved daughters Sarah, Jennifer (Bob) Lehman, his most special granddaughter Sydney Lehman and his wife Susan.

In July of 2013, Burton Carol Management purchased at foreclosure sale what can only be described as a neglected 280 unit apartment complex called Harbour Run Apartments. Fast forward two years and a lot of hard work and resources later, and The Reserve at Lake Pointe now proudly stands in its place. The open house and ribbon cutting ceremony was the perfect place to come together with city officials, contractors, and professionals that all helped make this major transformation a reality. On hand and assisting Burton Carol CEO, Rob Risman, with the ribbon cutting was Mentor-on-the-Lake Mayor David R. Eva. Everyone enjoyed a special cake and the Sauced Wood Fired Pizza Truck. Burton Carol COO, Joy Anzalone, made it a point to thank all of our special guests in attendance, from Dollar Bank to Bellwether Capital, to Nyman Construction and WCCV Flooring Design and the Northeast Ohio Apartment Association, Schill Architecture and many others that were in attendance that were instrumental in the success of the project. All of the guests received a special "goody bag" with candy and a key chain that said "LIVE WELL", which is what all of our residents will now do at the newly transformed Reserve at Lake Pointe. Burton Carol Management's Certified Public Accounting Firm, KPFF, celebrated the retirement of Stanley Zimble at a very intimate and touching luncheon held at the Winking Lizard Tavern in Beachwood, Ohio. Stanley started at KPFF in 1969 and for much of his tenure at the firm he worked on the Consolidated Management Inc. and later the Burton Carol Management, LLC. account. In fact, Bob Neides, a principal with the firm said that when he came to work at KPFF, he thought for a long time that Stanley worked at CMI, as Stanley was a fixture in the the CMI offices which were located one floor below KPFF. Burton Carol was the only client of the firm invited to the party and in grateful appreciation of the many years of service, presented Stanley with an engraved Waterford Crystal desk clock. The engraving said: "Stanley Zimble. "The Best of All Time" From Your Friends at Burton Carol. June 2015". Joy Anzalone read a wonderful poem that she wrote for the occasion. This year's Cleveland Indian's Home Opener was extra special as it marked the climax of two wonderful days spent touring BCM's Northeast Ohio apartment communities by Burton Carol's Michigan Division! The day was also symbolic of the kick off of the Burton Carol All Division baseball themed leasing contest where the visiting teams (Michigan and Florida) will take on the home team (Ohio) in a 9 inning (week) affair that will surely rent plenty of apartments and award the winning properties staffs with great prizes and fun. The Ohio Division of Burton Carol Management came together for its annual holiday event to celebrate together all that was accomplished and that we are thankful for in 2014. The venue was The House of Blues in downtown Cleveland. The day was filled with great food and a lot of fun as many of our associates performed Karaoke on the HOB stage. As part of the day's festivities, each property prepared a unique presentation, song, poem or skit to show off their wonderful staff, property or accomplishments. It was almost 30 years ago that Burton Carol's predecessor company, Consolidated Management, Inc. made its initial foray into the Florida apartment market, with the purchase of Snell Isle Club Apartments. After over 20 years of successful ownership, the 272 unit waterfront property in the prestigious Snell Isle neighborhood of Northeast St. Peterburg, was sold by Consolidated Management in 2006 as part of the business plan to make way for Burton Carol. Fast Forward to June 11, 2014 and Burton Carol has purchased this one of a kind extremely rare waterfront asset from Chicago based Laramar Group after their 7 years of ownership and complete renovation of the property.
