Every property is unique, and we pride ourselves on developing and implementing a management plan that is best suited for each property management assignment that we endeavor to undertake.

That has been a core belief of ours for as long as we have been managing properties. It is our primary job and commitment to create and maintain a work environment that promotes a team approach to deliver caring and dedicated service to the residents of each property. Caring people with the right attitude are able to deliver positive results. It is a simple formula for success that we deliver on properties that we manage. The following is a brief description of the management services that we provide:

Property Assessment. We make a full assessment of the current state of affairs of any new property we manage and continuously re-evaluate that on an ongoing basis. This includes a full review of the physical facilities by our in-house licensed contractors as well as an evaluation of the on-site staff and the services they deliver. We learn about the asset and the people that run it before we make changes that we feel will optimize operations and improve the bottom line. Where possible, we believe in re-education before elimination, always setting goals and performance criteria while constantly measuring results.

A very qualified and experienced Regional Property Manager directs and supervises all on-site leasing, housekeeping and maintenance activities. The Regional Property Manager is directed by and reports to our Director of Property Operations and our Chief Operating Officer.

We have tremendous in-house resources at our disposal; including contractors, legal services, accounting, quality assurance, bidding and IT. We also have established relationships with outside contractors and vendors to complete any job on the property.

Our management services include:

  • Administration of Leases (rent collections, monitoring delinquencies, eviction processing);
  • Marketing Services (leasing expertise, professional training, call center and call monitoring availability);
  • Administration of Operations (engage all contracting, negotiate and pay all approved expenses for all contracting services, utilities and other operating expenses);
  • Complete project management and general contracting services to include development of job scope with competitive bids along with total management for quality control to include all facets of modernization, rehabilitation, new construction, as well as fire, flood and natural disaster restoration jobs of any size;
  • Human Resources (payroll and benefits administration, workers compensation, hire, train, discipline and/or discharge all employees performing services at the property. All employees remain employees of the property);
  • Accounting and Financial Services (supply monthly financial statements and other reports as requested, budgeting and comparisons, review and update insurance coverage, state of the art web based management software providing full transparency of all information on a timely basis).
  • Quality Assurance Program. A dedicated quality assurance officer conducts random and follow-up vacancy and quality audits on each property to assure veracity, accountability and consistency in all company operations. This person works directly with management and staff to make sure the attention to detail of clean, well-maintained properties is paramount. Reports to Director of Properties and Chief Operating Officer.
